Balcombe Road, Beaumaris
Three double storey dwellings

This three dwelling development was supported by Council however a number of adjoining owners objected to the proposal. Keen Planning met with the objectors and were able to allay their key concerns and avoid any of the objectors appealing to VCAT.

We love the attention to detail and the use of different textures to elevate the look.

Ardoyne Street, Black Rock
Two double storey dwellings

It was great to recently work with Wardle Design to obtain a planning permit for a repeat client for a side by side development in Black Rock.

The proposed built form is visually interesting and incorporates feature design elements such as rounded walls clad in timber battens which when combined with the flat roof profile and recessed upper storeys result in a built form which has a level of uniqueness but is also complementary to the evolving built form character of the area.

The planning process included managing some challenging aspects relating to the extent of built form and the number of native trees that were proposed to be removed which required our skill and expertise to best present the proposal to gain Council support.

We were able to successfully guide the application through the process which included obtaining the withdrawal of the only objection and receive both Council Officer support and a unanimous vote in favour from the Councillors with only limited change to the extent of built form.

Were Street, Brighton
Two double storey dwellings
.
Located in a prominent Brighton location, these side by side dwellings set the benchmark for luxury living. They are designed by Martin Friedrich Architects and include three levels of living, four bedrooms, open plan living opening onto spacious rear courtyards with pools and individual basement car parking.
We applied to Bayside Council and we were able to convince them to support this proposal including the removal of a significant street tree.

Pike on Tramway, Beaumaris
Four double storey dwellings

This four dwelling side by side development, designed by Derek Farrington Architects, incorporates a distinctive mid century design which honours the style of the previous dwelling which stood at this site.

Keen Planning became involved in the planning permit application after the clients had received the news that the proposal was unlikely to receive support. We negotiated with Council and suggested some minor design changes which resulted in support from both the planning department and the councillors.

Hill Street, Bentleigh East
10 double storey dwellings

These stylish townhouses designed by Fredman Malina Architecture incorporate a contemporary mix of natural timber, bricks and rendered finishes that draw inspiration from the existing buildings within the streetscape.

The planning process was challenging as this is one of the first double blocks to propose two rows of five townhouses when most other sites with a similar depth are developed for a row of three or four townhouses.
.
Despite the high quality of the proposal and site responsive layout Council were unwilling to support the proposal deeming it to be an overdevelopment. This decision of Council was appealed and Council’s decision subsequently overturned by VCAT.
